abstract A non-marketable partial taking has no independent highest and best use so its value by necessity is a function of the value of the larger parcel. This research paper explores the concept of the larger parcel in its application to the valuation of non-marketable partial takings in condemnation and expropriation proceedings. The paper also briefly discusses valuation applications of the larger parcel in other areas, with numerous cases presented and analyzed in the context of the foundational requirements of the three unities (ownership, contiguity and use) that typically define the larger parcel, and the valuation implications.
