abstract Claims for loss of developer's profit and for increased development costs have been inappropriately advanced as an enhancement of market value in a number of Canadian expropriation cases. Provision for developer's profit or development costs, while made explicit in the subdivision development method, is implied in the sales comparison approach. Market value is an "as is" premise, and only when the sales comparison approach is applied is it evident that unearned developer's profit or unexpended development costs cannot serve to increase an estimate of market value.
